quality, market-leading community to one that requires significant capital improvements or
lease-up. |

ARC has no restrictions on the size of a community we acquire. In
the past, we have acquired a number of small communities in our existing markets. |

ARC gets transactions closed quickly. Our in-house legal and due
diligence staff help expedite the acquisition process and make closings go smoothly. ARC has
capital ready to invest. ARC typically closes on acquisitions with cash, waiting to put
debt financing on property until after closing so that the acquisition process is not
delayed. |
